The following information is provided to assist with completing the Common Interest Community Documents section of the Contract to Buy and Sell Real Estate.

  • None. The Association has not received written notice of any “construction defect action” under § 38-33.3-303.5, C.R.S. within the past six months.

What are the annual HOA dues and what do they cover?

Annual Dues: $3,300 (Developed Lots) / $3,200 (Undeveloped Lots)

  • Frequency: Annual (Fiscal Year: Aug 1 - July 31).
  • Mandatory: Yes.
  • Coverage: Road maintenance, snow removal, common property insurance, administration, caretaker services, and common amenities (lake, tennis courts, trails). Note: Dues do not cover water usage, which is billed separately monthly.
  • Transfer Fee: $50 (payable to Falls Creek Ranch Association, Inc.).
  • Status Letter Fee: $0 (Self-service via website).
  • Working Capital: None.
  • Pre-paid Assessments: Prorated based on closing date (Dues are paid annually in advance).

Complete and sign the Property Transfer Information and HOA Compliance Confirmation and mail it with the fee to:

Water charges (base fee + usage fee) are separate from HOA dues and are billed monthly based on meter readings. We will perform a meter reading on the date of closing and send the final water bill directly to the sellers. The buyers will receive their first water invoice during the next billing period which ends on the 10th of each month.

Geostationary satellite services (HughesNet, Viasat) are not recommended due to high latency, data caps, and limited performance.
